Commission Reduction request

Please complete the form below to submit your commission reduction request. Advance Broker Consent Required. Sales Associate acknowledges that it is the commission policy of Sierra Sotheby's International Realty (SSIR) that advance written approval of the Principal Broker or Managing Broker is required for: (a) any listing taken with less than a full commission (6%); and (b) representation of a buyer with less than a full (3%) Buyer's Agent Commission.

If permission is denied, or if advance approval is not requested, it is understood that any commission reduction accepted by a Sales Associate will come out of the Sales Associate’s split, and SSIR will be compensated at Closing based upon a full 3% listing-side commission or commission less than the full commission published in the MLS to Buyer’s Agent at the time the offer was accepted. SIR FRANCHISE FEE: Regardless of any approval by SSIR, the Sotheby’s International Realty (SIR) franchise fee will be calculated at off the total commission shown on the Final Settlement Statement. Also, if the Commission Reduction, appears in the form of a “credit” to a buyer/seller on the Final Settlement Statement, the franchise fee payable to SIR must include 6% of that “credit” amount.
